News from the City-Point – but it's not good news. The eastern part of the center, which was open during the reconstruction, is becoming more and more deserted. Once again it has lost a prominent tenant. On Saturday, the popular salad snack bar "Blattgrun" closed its doors – even though, according to the operator, the contract still ran until 2018.
Operator would rather pay a fine than be in the red
"We would have liked to have avoided the vacancy at Christmas time."
Philipp Schroder, Center manager, on the closure of "Blattgrun.
Only a tenant, but an important one. Because he leaves a gap that cannot be overlooked in the center, which wants to take off again in mid-2015 with the opening of anchor tenant Primark. "This came as a surprise to us, too, and we're sorry for the customers and the other tenants here," says center manager Philipp Schroder. Would have liked to keep the tenant. "We would have liked to avoid the vacancy for the Christmas business."
As it is said, the "run" would have been missing at last in the City-Point. In addition, structural investments were unavoidable. In short, they'd rather pay a contractual penalty than continue to be in the red.
New owner invests in the Hansemann Passage
It is not the only change around the City-Point. The eagerly awaited arrival of the Irish textile discounter Primark has – as predicted – set the ball rolling. Investments are being made, new tenants are coming. For example, in the Hansemann Passage, the previously inconspicuous row of stores between Sack and Schild, which owes its name to the former Hansemann furniture store there. As reported, the arcade has changed hands and is now being "revitalized" by the Berlin-based project developer LDAG Landholding Development. The concept is currently being developed. First success: Spanish fashion label Desigual has signed a long-term lease for 400 square meters of retail space and will open its Hansemann store in spring 2015. Tenant changes are also currently pending at the entrance to the arcade. City-Point's new neighbor on Neue Strabe is the "Aeon's" restaurant with champagne lounge and bar in the building of the former Cafe Americano – over two floors.
The sack has become the 1a situation
The bag – latest figures prove: The formerly rather peripheral city center location is moulting. 4300 passers-by pass by here in an hour. By way of comparison: the prime location Hutfiltern has just under 4700 jobs. And the number at the Sack will increase significantly once Primark is here.
Incidentally, store rents have also been adjusted. At the sack one pays in the meantime 90 euro per square meter – only 10 euro less than at the hat filters.
